In more than ten years of helping retailers secure a fair deal from shopping centre landlords, Ange Kondos and Peter Macaulay of Leasewise Group have come up against a number of questionable tactics: intimidation, a refusal to listen, irregular charges and fees, and even threats.They say too many retailers try to soldier on when business is bad, instead of terminating their lease and getting out. Good landlords will listen to a tenant's problems and negotiate; others will be intransigent and refuse to help. If threats are made, Ange and Peter advocate getting them documented and being prepared to make a noise about it. In most cases, mediation will bring about a satisfactory result, but you have to stick to your guns and be prepared to fight.
